When Will I Close? Crystal Ball or the Truth?
The last two years have been very difficult for our industry. Two of the biggest culprits are over-regulation and
difficulty in moving money into and out of the US. There are many people that will tell you what you want to hear. We are NOT those people. Everyone wants a closing date carved in stone, but that is a thing of the past. Back when banks funded most projects, they had the liquidity, but still missed closing dates. We were major players at one time with these now insolvent institutions.
Everything is done privately now. Just ask your bank for a loan. What is frustrating for everyone, is that our funders will not give us closing dates because a) the movement of funds is often beyond their control; and; b) no one likes to look like a liar....in the event a closing date was missed
So you ask us: when will we close? Often we can tell you within a 30 day window, but would be setting ourselves up for serious disappointment if we did give you a date. Our funders, who are performing, are simply not giving us dates and we relay the information to clients.
Unfortunately, no one has a crystal ball and we can do is manage expectations. Those that do give hard and fast closing dates with up-front money.....well, be careful. We always tell the truth: good, bad, weird or even sometimes "we don't know". The GREAT news is that things are breaking loose and fundings are starting to happen.
We appreciate your patience and understanding. As most of you know, we don't charge any upfront fees and wouldn't take a project unless a) we a funding source and; b) there was a HIGH probability of funding.
