A Look at CMBS Numbers, Past, Present & Future
The numbers don't lie! CMBS (Commercial Mortgage Backed Securies) are what keep the money flowing for big commercial mortgages. We are seeing a return of the CMBS!!! That means money has already started to flow for income producing properties. To truly appreciate the LACK of capital since the collapse of Lehman 28 months ago, here are the numbers for CMBS loans:
2006 -$190B USD
2007- $270B USD
2008- $ 18B USD
2009- $ 9B USD
2010- $ 7B USD
Sobering numbers, eh? 2011 should see up to TEN TIMES the activity of the previous two years. Qualifying may be more difficult than in the past, but the good news is that the money is moving again. Until now, those extending loans in this asset class had to keep the loans on their books, which reduced their liquidity and ability to continue lending. The CMBS pools enable banks to keep their money moving and circulating, which ultimately means more properties can be financed and refinanced. Capital Markets Rebounding in The US for Income Producing Properties
There are now 18 lenders working in the CMBS (commercial mortgage backed securities) space. They are funding income producing properties greater than $10M USD with LTV's less than 75%. The most activity has been in multifamily, office, medical and senior housing. If you have a transaction that falls into this "strike zone," please call me directly at 281-677-8440.

Secondary is Coming Back....
but no one knows exactly when. What this means, is that the secondary market (Wall Street) that buys CMBS (commercial mortgage backed securites) will be revived when the government buys up all of the bad CMBS out there.
There has been zero movement in the secondary market for 18 months. So, hopefully this will help the little guys out there (small balance commercial loans $5M or less).
Walker Commercial funding has always played in the private space so, this is almost irrelevant to us. But it is still good news. I will let you know when there is some actual movement in the market...we hope, for the benefit of everyone, that it is within the next 60 days.
